Provided services to facilitate a (CLOMR) for the Oceane development project, involving a condominium building with associated amenities, including pool with cabanas. Located along the Sarasota Bay/Gulf of Mexico on Siesta Key, FL, the property was entirely mapped within the high-risk “VE” flood zone. The CLOMR/LOMR project included the design and hydraulic analysis of an improvement to the existing seawall, for the purpose of withstanding 100 - year wave forces associated with the high risk “VE” flood zone. Through close coordination with FEMA staff, a successful design was developed and the CLOMR resulted in an “AE” Zone over the proposed development site. The implementation of the proposed wall provided for additional protection and mitigation of flood risks to the property site and structures. This feature also allowed the development project to be designed and constructed as originally envisioned by the developers, which saved the project significant construction costs and ultimate savings in flood insurance premiums.
